We stock and install Elite-compatible welding and fabrication parts across Fort Lauderdale, and most hinge or bracket rebuilds run between $180 and $420 installed, depending on the damage and your gate’s weight. Same-day service is available when we have your exact part on the truck, which covers roughly 80% of Elite swing gates in South Florida. The way owners usually find us: a gate that suddenly drags on the ground, a weld that looked fine last month now cracking through, or a hinge pin that sheared clean off during a storm.
The salt air and daily humidity in Fort Lauderdale punish steel and aluminum in ways a dry-climate gate never has to handle. We see Elite gates in Victoria Park, Rio Vista, and along Las Olas that still function fine electrically but fail mechanically at factory welds that were never meant for this much ocean breeze. The result is almost always the same story: the opener keeps working, pushes through the sag for a few weeks, then burns itself out fighting a gate that no longer swings true. Fix the weld and the hinge early, and you save yourself a $600 opener replacement later.
Which Elite Models This Applies To
Elite gate openers are the brains, but the welded steel and aluminum framework around them does the actual swinging. The welding and fabrication issues we handle most often in Fort Lauderdale show up on the Elite SL3000 and SL3100 swing gate series, the Mirage gate frames that Elite pairs with those openers, and the larger CSL and Storm series used on driveway and estate gates. The part that fails is rarely the opener itself. It’s the hinge plate, the weld where the post meets the gate frame, or the bracket that connects the opener arm to the gate.
Here’s the compatibility detail most owners don’t know: Elite’s residential swing arms bolt to a welded bracket that must match the gate’s thickness, and the bracket spec changed between older SL3000 production runs and current models. The older bracket is 5/16-inch plate steel with a 1-inch pivot barrel; the newer one uses a 3/8-inch plate with a greased bronze bushing. They are not interchangeable without re-drilling the gate frame, which is exactly the kind of thing we catch before ordering a part you don’t need. Check the label on your opener arm: if the serial starts with “SL3-A,” you have the older bracket. If it starts with “SL3-B,” it’s the newer style.
As an independent service provider, we’re not affiliated with Elite directly, but we install both OEM Elite parts and quality aftermarket equivalents every week. For hinge and bracket steel, we prefer OEM when it’s available within a day or two. When it’s a custom weld repair on an older Mirage frame, a properly spec’d aftermarket bracket with a thicker plate often outlasts the original part, especially in coastal Fort Lauderdale where the thinner OEM steel rusts through faster.

Signs Your Elite Welding & Fabrication Is Failing
- The gate drags or scrapes the driveway at the latch edge. This is almost always a sagging weld at the top hinge or a wallowed-out hinge pin bore. The opener is now lifting weight it was never sized for, and every cycle grinds the motor down a little more.
- You see fresh rust weeping from a weld joint. Salt air gets into micro-cracks in the factory weld, corrodes it from the inside out, and the rust stain is the first visible sign. Fort Lauderdale gates within two miles of the Intracoastal see this in as little as three years.
- The gate groans or squeaks at one specific point in its travel. A cracked weld flexes open and shut under load, and the sound is the two broken faces rubbing. Greasing the hinges will mask it for a week, then it comes back louder.
- The opener arm bracket wiggles when you push on it by hand. The bolts haven’t loosened; the plate behind them is deforming or the weld has started to separate. A loose bracket under load eventually shears the bolts and drops the arm, usually while the gate is mid-cycle.
- The gate no longer closes flush against the stop post. If nothing changed mechanically on the hinges, the frame itself has racked. This is common on heavier Elite Storm gates after a storm-season hit, and forcing the opener to compensate just compounds the frame twist.
None of these are cosmetic. Each one puts load on the opener’s gearbox that Elite’s warranty was never designed to cover, because the warranty assumes a properly hung, properly welded gate.

AfterReplacement Cost & What’s Included
In Fort Lauderdale, a hinge bracket replacement or single weld repair on an Elite gate typically runs $180 to $420 installed. On the low end, that’s a bracket swap on a residential SL3000 with the part in stock and the post in good shape. On the high end, you’re looking at a frame-rack correction plus a re-weld on a heavy Storm series gate, which takes more time, more heat control, and a second set of hands. Full gate frame fabrication for a badly rusted or broken frame is a different job entirely and generally falls between $600 and $1,400, measured and quoted after we see the gate in person.
Every quote is written before we touch a single bolt. The number on the invoice is the number you agreed to at the door, never a surprise. Labor, parts, and any fabrication are line-itemed so you can see what the steel costs and what the weld time costs. And every repair carries our 365-Day Done Right Promise: if the weld cracks, the bracket loosens, or the gate sags again within a year, we come back at no charge and make it right.
DIY or Call Us?
There are two types of failures here, and one of them you should absolutely not touch. If the bolts on your opener arm bracket are simply loose, you can snug them with a socket and a torque check, that’s a maintenance item, not a repair. But if the weld itself is cracked, if the hinge pin has wallowed out its bore, or if the gate frame has racked out of square, this is load-bearing structural work. A gate that weighs 400 to 800 pounds is a serious piece of steel to have come off its hinges, and a failed weld at the wrong moment can put someone in the hospital.
We lay this out plainly because we’d rather talk you out of a dangerous weekend project than get called after a gate landed on a car. What you can safely do is photograph the damage, note the model number on your Elite opener arm, and call us at (754) 354-2542 with that information. Nico and the crew can usually diagnose the exact part over the phone and give you a real dollar range before we ever set foot on the property.
FAQs
A factory Elite weld on a gate within two miles of the coast typically lasts 4 to 7 years before salt air works into the micro-cracks and the rust cycle begins. Gates further inland in Fort Lauderdale, like Plantation or Davie, routinely get 8 to 12 years before a hinge weld needs attention. The variable is how close you are to salt spray and whether the original installer primed and painted the welds after cutting them, which most don’t. Call us at (754) 354-2542 and we’ll assess the weld condition on your gate for free as part of the estimate.
It depends on where the crack is and how deep it goes. A surface crack in a thick plate can often be ground out and re-welded with the bracket left in place, saving you a part cost. A crack that runs through a hinge barrel or a bracket that’s deformed from repeated flexing needs full replacement, because welding fatigued steel just moves the failure point somewhere else. We’ll tell you which one you have before we quote anything, and the written price covers either path.
A straightforward Elite hinge bracket swap takes about 90 minutes to 2 hours once we’re on site, including re-greasing the hinge pin and cycling the gate through a full open and close test. If the frame needs a re-weld and realignment, plan for half a day, mostly because the weld needs to cool before we load-test it. Either way, most Fort Lauderdale customers have their gate swinging again the same day.
We keep the common SL3000 and SL3100 hinge brackets, opener arm brackets, and hinge pins on the truck, along with the steel stock for most weld repairs. The heavier Storm and CSL series often need a part ordered to match the exact frame spec, which adds a day or two in most cases. When you call, have your Elite model number ready and we’ll tell you truthfully whether your part is on the shelf or on order.
