Sagging Double Driveway Gate in Victoria Park

BeforeBeforeAfterAfter
Double iron driveway gate, Victoria Park: hinge rebuild and gate leaf realignment. Photos taken same day.

The left leaf had dropped almost two inches, enough that the center latch couldn’t catch. You could push the gate open by leaning on it. We found the original top hinge pin had ovaled its bracket, a common failure in this neighborhood where the soil shifts with seasonal rains. We reamed and sleeved both hinge points, rebuilt the latch receiver plate, and set the gate level with the top rail. The gate now closes with one finger on the handle.

Dead LiftMaster LA400 Swing Opener in Plantation Isles

BeforeBeforeAfterAfter
LiftMaster LA400 swing opener, Plantation Isles: control board replacement and torque limiter calibration.

No warning, no error code, just a gate that stopped mid-swing and locked the homeowner’s truck inside. The LA400’s control board had fried on the right-side output channel after salt air corrosion crept into the accessory junction. We replaced the board, resealed the housing with a fresh gasket, and recalibrated the open and close stops. The gate now completes a full cycle in eleven seconds, same as factory spec.

Ghost Controls Gate Slamming Shut in Sailboat Bend

BeforeBeforeAfterAfter
Ghost Controls opener, Sailboat Bend: limit switch replacement and closing-force adjustment.

This gate sounded like a car door being kicked shut. The limit switch, the small sensor that tells the opener where the gate should stop, had drifted out of position. So the motor kept pushing after the gate hit the post, then slammed it once more for good measure. The gearbox was starting to whine too. We set the limit switch with a feeler gauge, backed the close-force down to a level you can stop with your hand, and quieted the drive by resetting the chain tension.

FAAC C720 Slide Gate Stuck Half Open in Imperial Point

Technician using an angle grinder to perform metal gate repair
FAAC C720 slide gate, Imperial Point: wheel truck replacement and rail chip remediation.

The gate had worn a flat spot into the steel wheel truck so deep the gate was dragging on the drive chain cover. Every open cycle sounded like a train braking. The rail had one chipped section where a truck from a delivery van had caught the edge. We swapped the four wheel trucks, ground the rail chip smooth, and reset the chain to the FAAC rack pitch. The gate glides now, even across that patched section.

Mighty Mule MM371W Gate Won’t Open After a Storm in Melrose Park

Technician using tools to perform professional residential gate hinge repair
Mighty Mule MM371W, Melrose Park: water intrusion repair and transformer replacement.

This one took me two hours longer than it should have, and I’ll say so. The control box was dry, the fuses were fine, and the remote was still paired. The problem was water that had wicked into the low-voltage transformer’s secondary winding through a hairline crack in the potting. Replaced the transformer, applied dielectric grease to every spade connector, and pointed the new housing downward. The gate has opened clean every time since.

Bent Gate Leaf from a Reversing Car in Shorecrest

Professional welder performing metal gate repair and hinge welding service
Bent aluminum gate leaf, Shorecrest: heat straightening and bottom rail splice.

A guest backed into the bottom rail. The leaf was twisted enough that it scraped the driveway on every swing. We don’t replace a bent leaf when it can be saved. We heated the aluminum slowly, pulled the twist out with bar clamps, and spliced a new 18-inch bottom rail section into the frame. You can find the splice if you know where to look. Most people don’t.
